The average Brentwood home sold for £514,480 in July, down £12,430 in a year. Only Castle Point fell faster in Essex, and flats took the worst of it.

The average home sold in Brentwood borough in July 2026 fetched £514,480, which is £12,430 less than the same month a year earlier. That is a fall of 2.4%, and it is the second steepest of the 14 local authority areas in Essex.

The figures come from HM Land Registry’s UK House Price Index for July 2026, published on 17 September (UK House Price Index, Brentwood).

Two things are worth saying before the numbers. The index is a mean average, not a median, so a handful of very expensive sales pull it upwards. And it revises: the figures below will move again, and one of ours already has.

Brentwood is falling faster than almost all of Essex

Only Castle Point, at -4.3%, is falling faster. Essex as a whole is down 0.3% on the year, and England is up 1.1%, so this is a local pattern rather than a national one.

Brentwood is also still the second most expensive place to buy in the county. Only Epping Forest, at £525,719, has a higher average, and it is falling too, by 1.6%. The gap between the dearest and cheapest Essex districts is wide: Tendring averages £259,568, almost exactly half the Brentwood figure.

Flats are taking it, and detached homes are back under £1m

The fall is not spread evenly. On the month everything in the borough rose except flats.

Flats are down £13,267 on the year, nearly three times the percentage fall of terraced houses, and they are the only type that fell on the month as well, by 0.2%.

The average detached home has dropped back below £1m. It was £1,003,575 in July 2025, climbed back over the line from March to May this year, then fell under it in June and stayed there in July at £986,621. That single type is most of the borough’s story, because detached houses are what pull a mean average up.

A first-time buyer in Brentwood paid an average of £369,155 in July, down £9,929 on a year ago. Cash buyers averaged £522,084 and buyers with a mortgage £512,389, so cash is not buying at a discount here.

A correction to what we published in August

When we reported the June figures, we gave the Brentwood average as £513,537 and the annual change as -1.6%. The July release has revised June to £512,604 and -1.7%, a cut of £933 to a figure that had already been published.

May has moved twice. It read £530,088 in mid-August, £528,290 after the 19 August release, and £525,670 today.

This is not the index being unreliable. It is what a provisional figure does as more completed sales are registered, and Brentwood records only around 50 to 75 completed sales in a month, so each one carries weight. It is a reason to treat any single month lightly, including this one.

What it means for you

If you are selling, the direction has turned. A year ago Brentwood’s annual change was +5.6%. It is now -2.4%. That is a swing of eight percentage points in twelve months, and it is sharper here than in most of Essex.

If you are buying a flat, you are buying into the weakest part of the local market, and that cuts both ways: the discount is real, and so is the risk that it has further to go.

If you are buying a family house, the fall is milder. Terraced homes are down 1.3% and semis 1.5%, both close to flat in cash terms against a purchase of this size.

If you are comparing with an estate agent’s figure, expect a mismatch. Agents quote asking prices; this is what completed. The index also lags, because a sale reaches the register weeks after it is agreed.
